Best Lease Accounting Software for Dynamics 365

Updated July 2026 · By the ERP Research Editorial Team · Independent and vendor-neutral — no vendor pays for placement or ranking.

Lease accounting software for Dynamics 365 maintains the ASC 842 and IFRS 16 subledger — right-of-use assets, lease liabilities, remeasurements and disclosures — posting journals into Dynamics. D365 Finance includes a native Asset Leasing module covering both standards, which makes this one of the stronger native options in the Dynamics catalogue and raises the bar for third-party products.

Dynamics 365 Finance includes Asset Leasing, a genuine native module handling lessee accounting under ASC 842 and IFRS 16 with classification, amortisation schedules, remeasurement and disclosure reporting. Unlike most categories in this directory, the native option here is a real product rather than a partial one — and F&O customers should start there.

The specialist case rests on lease administration rather than lease accounting. Asset Leasing produces correct numbers; it does not manage critical dates, CAM reconciliation against landlord charges, percentage rent, or the property correspondence a real-estate team lives in. Business Central has no native equivalent at all, so BC users are choosing a third-party subledger outright.

What does D365 Asset Leasing cover?

Dynamics 365 Finance's Asset Leasing module handles lease classification, initial recognition, right-of-use asset and liability schedules, interest and amortisation posting, remeasurement on modification, short-term and low-value exemptions, and the disclosure reports both standards require — natively, with no interface and no reconciliation between subledger and ledger. That is a strong position for F&O customers with straightforward portfolios. Specialists pull ahead on lease administration for property estates, embedded-lease discovery within service contracts, very high lease volumes, and multi-ERP estates needing one subledger. Business Central has no comparable module, so the calculus there is entirely different.

What does lease accounting cost?

Vendors in this category publish too little pricing detail for us to quote a range. These are the questions that decide what you end up paying.

  • Licence basisask whether you are billed per named user, per active user, or per entity — the same headline rate can differ several-fold between them.
  • Implementationask for the one-off setup, data-migration and configuration fee as a separate line from the subscription.
  • ERP integrationask whether the connector for your ERP is included, a paid add-on, or custom work quoted per interface.
  • Contract term & upliftask for the annual uplift cap in writing; an uncapped renewal is where multi-year savings disappear.
  • What is not includedask which features sit in a higher tier — sandbox environments, SSO, audit logs and API access are common upsells.

How to choose Dynamics 365 lease accounting

  1. 1

Write down your requirements before any demo

List the specific lease accounting outcomes you need — volumes, workflows, countries, systems in the loop — and rank them. Vendor demos are optimised to reframe your requirements around their strengths; a written list keeps the evaluation yours.

  2. 2

Verify Dynamics 365 integration depth, not existence

Every vendor here “integrates with Dynamics 365” — the differences are in depth. Ask each to demo the integration against a realistic Dynamics 365 configuration: your entity structure, your fields, your transaction volumes, and what happens when a sync fails.

  3. 3

    Check certification and marketplace status

Look for Microsoft AppSource listing / ISV certification and a current listing on Microsoft AppSource. Certification doesn't guarantee fit, but it confirms the vendor keeps pace with Dynamics 365 releases — uncertified integrations are where upgrade breakage concentrates.

  4. 4

Reference-check companies that look like yours

Ask for two reference customers on Dynamics 365 at your size and in your industry, and ask them what broke in the first year. Implementation quality varies more than product quality in the lease accounting category.

  5. 5

Model total cost over three years

Compare subscription plus implementation plus internal effort — not headline price. Dynamics 365 lease accounting pricing models differ (per user, per volume, per entity), so normalise every quote to your actual usage before comparing.

Frequently asked questions

Is D365 Asset Leasing enough?

For F&O customers with a modest, mostly equipment portfolio and infrequent modifications, usually yes — it is included, it produces auditable schedules, and it avoids an interface. Move to a specialist when property administration matters (critical dates, CAM, percentage rent), when modification volume is high enough that remeasurement becomes a monthly project, or when you need one subledger serving Dynamics and other ERPs simultaneously.

What should Business Central users do?

Buy something. BC has no native lease accounting subledger, so any material lease portfolio is being handled in spreadsheets — which auditors increasingly challenge, because modification remeasurement is easy to get wrong and hard to evidence. Several vendors below ship AppSource extensions built specifically for BC, which is a meaningfully lighter integration than connecting an external subledger.

How do third-party products post into Dynamics?

As journal entries carrying the period's amortisation, interest and any remeasurement impact, mapped to your accounts and financial dimensions, via Dataverse and OData for F&O or the BC API. Test dimension fidelity — leases usually need to land against cost centres and locations, and a subledger posting to accounts alone leaves finance allocating manually every month, which erodes the time saving that justified the purchase.
