Overview
SOFT4Lessee is a lease accounting solution built natively on Microsoft Dynamics 365 Business Central, developed by SOFT4 (Softera Baltic, UAB), a Lithuania-based Microsoft ISV. It automates lease accounting, calculations and disclosures under IFRS 16, ASC 842 and AASB 16, targeting companies that need to move lease accounting off spreadsheets and into a governed, auditable system.
The product stores all lease agreements in one database, organised by status (new/under consideration, active, archived/expired/terminated), and lets users upload lease agreements, asset data and payment schedules, then handles subsequent modifications and remeasurements, including variable payments tied to indices or reference rates (e.g. CPI, LIBOR/EURIBOR-style benchmarks). It automatically classifies leases as finance or operating under IFRS 16/ASC 842 and produces Big 4-aligned disclosure reports.
Because it runs inside Business Central, SOFT4Lessee can post lease journal entries directly to the Business Central general ledger as a native module. It can also run as a standalone lease calculation engine and export G/L journal entries for import into other ERP systems. SOFT4 also sells related Business Central-based products (SOFT4RealEstate, SOFT4Leasing, SOFT4Factoring), and lists SOFT4Lessee on Microsoft AppSource/Marketplace.

Strengths & considerations
Strengths
- Built natively on Microsoft Dynamics 365 Business Central, so lease journal entries post directly into the Business Central G/L rather than through a middleware layer
- Covers three standards (IFRS 16, ASC 842, AASB 16) from a single product
- Vendor (SOFT4) also offers adjacent Business Central-based products (real estate management, leasing/asset finance, factoring), giving a common platform for finance-heavy add-on needs
- Can run standalone with G/L export, so it is not strictly locked to Business Central customers
