Overview

MRI ProLease (marketed by MRI Software, and previously an independent company acquired by MRI Software) is an end-to-end lease administration and lease accounting platform for organizations that lease real estate and equipment. It targets corporate occupiers, government entities and mixed real-estate/equipment lease portfolios that need to comply with multiple lease accounting standards at once.

The platform separates lease administration (dates, options, critical milestones, space and CAFM data) from lease accounting (classification, discount rates, right-of-use asset and liability calculations, journal entries and disclosures), using what MRI calls a "one-to-many" lease data model so a single lease record can drive compliant output under ASC 842, IFRS 16, GASB 87 and FRS 102 simultaneously rather than requiring separate models per standard.

ProLease is offered in tiers (Direct, Central, and Enterprise/Horizon) scaled to portfolio size and complexity, and integrates with core financial systems to post lease-related journal entries and disclosures into the general ledger, either through file-based export/import, API connections, or licensed ERP connectors.

Common use cases

  • Achieving ASC 842 and IFRS 16 compliance across a mixed real estate and equipment lease portfolio
  • Consolidating lease accounting for multinational entities that must report under both US GAAP and IFRS
  • Automating monthly journal entries and disclosures instead of maintaining spreadsheet-based lease calculations
  • Government and public sector entities complying with GASB 87 lease reporting
  • Tracking critical lease dates (renewals, terminations) to avoid missed options or unplanned holdover costs
  • Abstracting lease contract data with AI to speed up implementation and reduce manual data entry
  • Feeding lease journal entries and disclosures into an existing ERP general ledger

Strengths & considerations

  • Tiered product line (Direct, Central, Enterprise) scaled to portfolio size, from lean teams to large multinational occupiers
  • AI-assisted lease abstraction via companion product MRI Contract Intelligence

What does ProLease cost?

ProLease prices by quote, like most of this category. Here is what actually drives your number — and what to ask before you get one.

  • Licence basisask whether you are billed per named user, per active user, or per entity — the same headline rate can differ several-fold between them.
  • Implementationask for the one-off setup, data-migration and configuration fee as a separate line from the subscription.
  • ERP integrationask whether the connector for your ERP is included, a paid add-on, or custom work quoted per interface.
  • Contract term & upliftask for the annual uplift cap in writing; an uncapped renewal is where multi-year savings disappear.
  • What is not includedask which features sit in a higher tier — sandbox environments, SSO, audit logs and API access are common upsells.
