RealPage is a cloud-based platform for real estate operations, covering property management, leasing, resident engagement, financial accounting and portfolio analytics. Founded in 1998 and headquartered in Richardson, Texas, the company has been privately held since Thoma Bravo acquired it in a $9.6 billion take-private deal that closed in April 2021. RealPage states it prices and operates across more than 24 million rental units worldwide, spanning conventional multifamily, affordable and tax-credit housing, single-family rentals, student and senior housing, military housing, commercial real estate and community associations.
The product is organized around four pillars -- Demand Operations (marketing, leasing, CRM), Resident Experience (the LOFT resident portal and app, payments), Property Operations (the OneSite core system, financial/accounting management, facilities and spend management) and Portfolio Intelligence (market analytics, AI Revenue Management, business intelligence and investment accounting) -- with a set of AI agents branded Lumina AI Workforce layered across leasing, resident, operations, facilities, finance, spend and analytics workflows. Property- and corporate-level accounting run on RealPage's own general ledger rather than as a bolt-on to a separate ERP; third-party connectivity is handled through the RealPage Exchange (RPX) marketplace, which lists 150+ certified AppPartners across categories such as payments, CRM, smart building and utility management, but does not publicly document a certified integration with a general-ledger ERP such as SAP, Oracle, NetSuite or Microsoft Dynamics.
RealPage's AI Revenue Management product (formerly branded YieldStar) is the subject of a U.S. Department of Justice antitrust lawsuit filed in August 2024, which alleges the algorithmic rent-pricing tool facilitates coordinated pricing among competing landlords. Several U.S. cities and, in 2025, New York and California have restricted or banned algorithmic rent-setting software, and RealPage has challenged New York's law.
