Overview

RealPage is a cloud-based platform for real estate operations, covering property management, leasing, resident engagement, financial accounting and portfolio analytics. Founded in 1998 and headquartered in Richardson, Texas, the company has been privately held since Thoma Bravo acquired it in a $9.6 billion take-private deal that closed in April 2021. RealPage states it prices and operates across more than 24 million rental units worldwide, spanning conventional multifamily, affordable and tax-credit housing, single-family rentals, student and senior housing, military housing, commercial real estate and community associations.

The product is organized around four pillars -- Demand Operations (marketing, leasing, CRM), Resident Experience (the LOFT resident portal and app, payments), Property Operations (the OneSite core system, financial/accounting management, facilities and spend management) and Portfolio Intelligence (market analytics, AI Revenue Management, business intelligence and investment accounting) -- with a set of AI agents branded Lumina AI Workforce layered across leasing, resident, operations, facilities, finance, spend and analytics workflows. Property- and corporate-level accounting run on RealPage's own general ledger rather than as a bolt-on to a separate ERP; third-party connectivity is handled through the RealPage Exchange (RPX) marketplace, which lists 150+ certified AppPartners across categories such as payments, CRM, smart building and utility management, but does not publicly document a certified integration with a general-ledger ERP such as SAP, Oracle, NetSuite or Microsoft Dynamics.

RealPage's AI Revenue Management product (formerly branded YieldStar) is the subject of a U.S. Department of Justice antitrust lawsuit filed in August 2024, which alleges the algorithmic rent-pricing tool facilitates coordinated pricing among competing landlords. Several U.S. cities and, in 2025, New York and California have restricted or banned algorithmic rent-setting software, and RealPage has challenged New York's law.

Strengths & considerations

  • Scale: prices and operates across more than 24 million rental units worldwide, one of the largest platforms in multifamily proptech
  • Lumina AI Workforce embeds seven specialized agentic AI agents natively across leasing, resident, operations, facilities, finance, spend and analytics
  • RealPage Exchange (RPX) integration marketplace lists 150+ certified third-party AppPartners

Considerations

  • Runs its own property/corporate general ledger rather than integrating with a major third-party ERP; no certified integration with SAP, Oracle, NetSuite or Microsoft Dynamics is publicly documented
  • AI Revenue Management (formerly YieldStar) is the subject of a DOJ antitrust lawsuit filed August 2024 alleging its algorithmic pricing recommendations facilitate coordinated rent-setting among landlords; several U.S. cities and states (including New York and California as of late 2025) have restricted or banned algorithmic rent-setting tools

Pricing

Model
Per-unit-per-month subscription plus modules, quote-based
Starting price
Quote-based; per-unit model market standard at $1-$5 per unit/month

RealPage quotes rather than publishes, using the per-unit model standard for the category at roughly $1 to $5 per unit per month, plus separately-priced modules across leasing, revenue management, screening and utilities. Module sprawl is where cost accumulates — the base property-management product is rarely the whole configuration. Enterprise deployments commonly run $200 to $500 or more a month at minimum and scale with portfolio size, with data migration quoted separately. What does RealPage cost?

RealPage prices by quote, like most of this category. Here is what actually drives your number — and what to ask before you get one.

  • Licence basisask whether you are billed per named user, per active user, or per entity — the same headline rate can differ several-fold between them.
  • Implementationask for the one-off setup, data-migration and configuration fee as a separate line from the subscription.
  • ERP integrationask whether the connector for your ERP is included, a paid add-on, or custom work quoted per interface.
  • Contract term & upliftask for the annual uplift cap in writing; an uncapped renewal is where multi-year savings disappear.
  • What is not includedask which features sit in a higher tier — sandbox environments, SSO, audit logs and API access are common upsells.
