Overview

Entrata is a cloud-based operating system for property management, used by multifamily, student housing, affordable housing, military housing, commercial and manufactured-housing operators. It is organised around two platforms: OXP (Operations Experience Platform), used by property management staff for leasing, accounting, maintenance, billing and reporting, and RXP (Resident Experience Platform), which covers the resident portal, payments, rent reporting and insurance options.

Entrata Layered Intelligence embeds AI functionality directly into these workflows rather than selling it as a separate module, with functional agents covering leasing, renewals, maintenance and payments, plus a voice AI leasing assistant (Redd) and call analysis. The accounting side is native to the platform: accounts payable, journal entries, management-fee calculation, bank reconciliation, job costing and fixed assets all run inside Entrata rather than through a connector to a separate general-ledger ERP. A Procure-to-Pay workflow (punchout purchasing via VendorAccess, vendor onboarding via NetVendor, AI-assisted invoice entry) ties vendor invoices directly into that ledger.

Entrata is privately held, headquartered in Lehi, Utah, and was founded in 2003. It raised a $507 million funding round in 2021 led by Silver Lake and Dragoneer, and received a $200 million investment from Blackstone in May 2025. It has acquired Rent Dynamics (2023) and Colleen AI (2024) to expand its resident financial-services and autonomous-property-management capabilities.

The per-unit model is the market standard for portfolios beyond a few dozen properties, generally $1 to $5 per unit per month in 2026, and Entrata sits at the enterprise end of that band alongside Yardi and RealPage.
