How the ranking was scored

Most construction ERP round-ups rank by brand recognition. The report scores each system against evidence a buyer can verify in a demo, weighted towards the things that actually break in year two:

  • Cost engine depth (30%) — can the system carry labour burden, plant cost, and committed cost down to phase and cost code, and roll them into cost-to-complete without a spreadsheet?
  • Revenue and billing (25%) — native interim applications for payment and valuations, remeasurement, retention on both sales and purchase ledgers, and percentage-of-completion revenue recognition.
  • Site-to-office integration (20%) — whether site diaries, timesheets, RFIs, and early warnings reach the ledger the same day.
  • Compliance load (15%) — CIS deductions and monthly returns, statutory payment notices under the Construction Act, RTI payroll, and certificates of insurance.
  • Implementation risk (10%) — partner depth, data migration burden, and observed go-live timelines.

That weighting is why some very capable general-purpose ERPs sit mid-table here despite outranking construction specialists in overall market presence. They are excellent systems that need an ISV or a partner build to reach construction-grade job costing.

Why construction ERP is different

Construction finance is project finance, not company finance, and that is what breaks most generic ERPs. Revenue is recognised on percentage-of-completion, receivables sit 60–90 days out, retention is withheld across both sides of the ledger, and labour on a public sector contract carries a materially different burden than the same crew on private commercial work. Every system in the report was selected because it models this natively rather than as a project-accounting bolt-on.

The ten share a common floor:

  • Job-first chart of accounts — every transaction ties to a job, phase, and cost code, not a department.
  • Interim applications for payment out of the box, including retention on both schedules.
  • Subcontractor compliance — certificates of insurance, statutory payment notices, and CIS subcontractor returns as first-class data.
  • Field integration — native or certified connectors to Procore, Autodesk Construction Cloud, HCSS, or Viewpoint.
  • CIS-compliant payroll and public sector wage reporting for government-funded projects.

What separates the leaders from the rest of that floor is cost engine depth and ecosystem fit. The report flags the vendors that demo convincingly on a single job but strain at portfolio scale.

Job costing, WIP, and percentage-of-completion

The single biggest dividing line is whether percentage-of-completion revenue is computed in the ERP or in a financial controller's spreadsheet. A construction-grade system holds the contract value, agreed variations, cost-to-date, and the current estimate-at-completion in the same ledger, then derives earned revenue, over/under applications, and the WIP schedule from that record.

Ask each vendor to produce a WIP schedule live in the demo from data you supply, including a job with an agreed variation and one with a contested one. Under IFRS 15, revenue follows performance obligations and measured progress rather than a simple cost-to-cost ratio applied at the contract level. In practice most contractors still measure progress on a cost-to-cost input method, but the ERP needs to let you split a contract into obligations where the contract genuinely contains distinct scopes.

Where project software ends and financial ERP begins

Procore, Autodesk Construction Cloud, and similar platforms are frequently described as construction ERP. They are not general ledgers. They excel at drawings, RFIs, submittals, site diaries, and subcontractor collaboration — and most contractors above £40M turnover end up running one of them alongside a financial ERP rather than instead of it.

The decision that matters is which system is the source of truth for cost. If the site platform owns budgets and the ERP owns actuals, you will reconcile two cost ledgers indefinitely. Pick one owner, and make the integration one-directional for each data type.

Site-to-office integration

Integration quality is the most under-tested criterion in construction ERP selection. Certified connectors between the major site platforms and the ERPs above vary widely: some sync cost codes, budgets, commitments, variations, and invoices bidirectionally; others push a nightly budget snapshot and nothing else.

Three questions separate real integration from a logo on a slide: what objects sync, in which direction, and how often. Ask for the field-level mapping document, not the datasheet.

Subcontractor and compliance management

Subcontract administration is where mid-market contractors most often outgrow generic ERP. The system needs to hold subcontracts and their variations as commitments, block payment when a certificate of insurance has lapsed, issue payment and pay-less notices within the periods the Construction Act requires, withhold retention on the purchase ledger, and calculate CIS deductions at the correct rate after verifying each subcontractor with HMRC.

Contract form matters too. JCT and NEC handle valuations, variations, and compensation events differently, and an ERP that only models one of them will push the other into spreadsheets. If a meaningful share of your order book is NEC public sector work, ask specifically how compensation events flow through to the cost forecast.

Cost drivers and implementation risk

Published construction ERP pricing is unreliable because licensing models differ fundamentally — some vendors price per named user, others on consumption or transaction volume, which makes per-seat comparisons meaningless for organisations with large site headcounts. Treat vendor list prices as a starting point and model total cost over five years, including implementation, data migration, integration build, and the internal time your financial controller will lose during parallel running.

Implementation risk is driven less by the software than by data. Live jobs must be migrated mid-flight with their cost history, committed costs, and applications-to-date intact, and most overruns trace back to that. Do I need construction-specific ERP, or will a general ERP work?

Below roughly £20M turnover, a general system plus a job-costing add-on is often adequate.
